The property in Pitt Street was purchased as an investment opportunity by our client David Dalrymple . It was important to get the ROI right without compromising on quality and that’s why our company was commissioned to undertake the project.
As the property had lain unoccupied for several months and with dampness evident in a number of areas speed was of the essence and provided a challenge for our team.
Once we had resolved the dampness by stripping out all walls and floors and installing a ventilation system (Find out more how we dealt with dampness in SOLUTIONS sections) we could then address the project. It was important that once the plans had been approved we delivered the new layout of the property by moving the kitchen to a former bedroom and creating a corridor. We then incorporated a toilet into a newly fitted bathroom which was previously separated. This allowed us to create additional storage room by utilising the space more effectively. The living area was enlarged with pocket doors between the new kitchen and living room therefore providing a feel of open plan living. It was also important to rewire the whole property not only for the reasons of updating wiring but with new appliances and increase usage this was of paramount importance.
The fine detail of any refurbishment sets the tone of a project and creating light through effective glass and natural light is extremely important. All the windows were painstakingly restored and painted and with additional interior plastering, painting and installation of solid floors ensured the property had a rich warm feel to its interior.
We project managed the contract with our own skilled workforce to bring it in on time and within budget. Taking the strain and worry from our customer is part of the service we provide and we are very aware of the requirements both in terms of project timings and costs.
When Edinburgh councils building inspector visited the site he commented to David
